ATTACHMENTS: Location Map and Development Plan APPROVED BY: dls RECOMMENDED ACTION: Motion to support the approval of the PUD and Preliminary Plat as presented with addition of a sidewalk on the west side of the east entrance road, grading for a trail on Bonaire and to accept cash in -lieu of land for the parks dedication fees. ISSUE Tamarack Land Development is proposing to develop 52.19 acres of land that will allow for 79 single family homes and 137 townhouse units to be built. The site is south of Bonaire Path between the Bloomfield Meadows development and land owned by ISD 196. Please see the attached location map. The property is located in fairly close proximity to a few City parks and land that will house a future elementary school. Although the Parks master plans calls for a mini park in this location, staff feels it would be prudent to not building this park and look to partner with ISD 196 on the recreation amenities that they will be building at their future school. The future school will most likely include a playground, hard court surfaces and a ballfield. The developer is proposing sidewalks on one side of public roads (staff will have a map at the meeting). Staff is recommending that the developer grade the northern portion of the property to allow for a future trail along Bonaire Path and that they add a sidewalk to the west side of the east entrance road into the development. The parks dedication for this development would be cash in -lieu of land for 79 units @ $3,400 per unit and 137 units @ $2,850 per unit for a total of $659,050. RECOMMENDATION Staff is recommending that the Commission support the approval of the PUD and Preliminary Plat as presented and to accept cash in -lieu of land for the parks dedication fees. r.
