ATTACHMENTS: None. APPROVED BY: LJM RECOMMENDED ACTION: Information Item. ISSUE Previous discussions with the Council and Port Authority indicated a desire for more information regarding completion of workplan activities. The following highlights some of the project and economic development activities since the last Port Authority meeting. The Morrison: Second floor framing is in process . Carousel Way: The tenant buildout for the Lorenz Clinic has been completed and a Certificate of Occupancy was issued in December. Staff will work with Lorenz Clinic staff to schedule a ribbon cutting . Approximately 3,000 square feet of the 11,721 square foot building is still available for another tenant. Brewery: Council approved the assessment agreement on December 15, 2020. Mr. Schmitz is working to get the lot split filed and should have all the documents necessary to bring to Dakota County. Staff has restarted talks from 2019 with several other brewing companies that have potential 2021 or 2022 expansion plans. Work on site locations continued in January 2021. The Clover: In November the building permit was issued, and alterations are in progress. No additional information available. Israelson property: No new information at this time. Merchants Bank site: Staff has received inquiries about the site in terms of the subdivision process and landscaping and building material requirements. It appears that development may occur on a newly created back lot; closer to the pond in the west. Akron Ave: Staff continues to work with an operational partner on this project, with requested actions by the City anticipated in early 2021. UMore Residential: A presentation by Maplewood Development occurred on December 1, 2020. The applicant is working on making site plan adjustments in anticipation of planning submittal for PUD approval. It is expected that a revised plan will be submitted for review prior to receiving the formal planning application. Super America: The court date for the property was December 4th, staff has been trying to reach the owner to see if a settlement was reached. DCTC: Work on the Vet Clinic facility continues. Taco Johns: Interior remodel in progress. McDonalds: Interior remodel began on January 11th. KJ Walk apartments: Occupancy was issued on January 7th for 32 dwelling units in the second building. KJ Walk 2800 145th Street: Banquet/gym/ caretakers residence foundation permit issued. INDUSTRIAL UMore Industrial site: There is no new information. Biscayne Business Park/ Cerron Commercial Properties: There is a tenant for the first spec building, Epic Wraps, a laser printing company and the tenant buildout is near completion. Staff has been contacted by three different businesses expressing interest in the remainder of the first building. There has been some discussion with the property owner to begin construction on another building due to recent interest. Rosemount Business Park: Staff has continued to field inquiries regarding sites in the Business Park and expects to receive updates on previously submitted RFIs later in January. Opus Site: No new information. OTHER Building Permits: Despite the COVID-19 related difficulties, Rosemount closed out its strongest year of growth in over a decade. Rosemount added 389 total units of housing in 2020, a 155 unit increase from 2019 and a significant increase from the 2010-2020 average of 185 units annually. Rosemount has added 1,844 total new housing units since 2010. The valuation of the new housing stock totaled over $95 million, which represents over a $20 million increase from 2019. Major projects include the Morrison Redevelopment in Downtown Rosemount and continuation Lennar’s development at Prestwick Place.
