RECOMMENDED ACTION: The parks dedication for this development would be cash in-
lieu of land in the amount of $166,600. Staff also recommends that space for a future City
trail be benched in on the south side of Bonaire Path.
ISSUE
The Bray Hill development is a 17.5 acre residential development that consists of 49 low density units. The
site is located in the southeast corner of the Bonaire Path and Akron Avenue intersection.
The Parks and Recreation Department recently reviewed the plans for the Bray Hill Development and has
the following comments:
Local Trails and Sidewalks
The sidewalk amenities appear to be designed in a manner that works toward the City’s goal of having a
well-connected community. Staff does recommend that the grading plan along Bonaire Path be adjusted to
allow for a future trail. The future trail will be built by the City.
Parks Dedication
Because the City is not looking to acquire park land in this development, the parks dedication for this
development would be cash in-lieu of land. The cash dedication for 49 low density units @ $3,400 per
units would be $166,600.
RECOMMENDATION
Staff is recommending that the developer meet the parks dedication for this development through cash in-
lieu of land in the amount of $166,600. Staff also recommends that space for a future City trail be benched
in on the south side of Bonaire Path.
