ATTACHMENTS: Site Location; Site Survey; Plat; Future Road Alignment APPROVED BY: AK RECOMMENDED ACTION: Motion to recommend the City Council approve a Minor Subdivision for Rich Valley Second Addition, subject to the dedication of Right of Way for a future east-west road prior to Council approval of any development on the southern portion of the Rich Valley plat. SUMMARY The applicant is the developer of the former Rich Valley Golf Course site for the future FedEx warehouse and distribution facility. A condition of approval of that project was the inclusion of an east/west road to connect Conley Avenue with the future Driver Avenue which will be located along the eastern boundary of the former golf course that would connect County Road 42 and 140th Street East. The east/west road is required due to the planned removal of the connection of Conley Avenue to County Road 42 that will occur when the 42/52 interchange is reconstructed. Because an outlot of the Rich Valley Industrial Park plat separates the golf course site from Conley Avenue, and the applicant did not wish to acquire the entire outlot, a minor subdivision is necessary to split off the portion of the outlot the applicant is acquiring. The applicant will dedicate right of way for the future road at a later date. Because one existing outlot is proposed to be split into two new outlots, the typical review of lot standards within the zoning ordinance is not required like it would be if a new buildable lot was being created. CONCLUSION Staff is recommending approval of the Minor Subdivision to create two outlots in the Rich Valley Industrial Park 2nd Addition.
