RECOMMENDED ACTION: Adopt Resolution to Accept Bella Vista 4th Addition, City
Project 469, Public Improvements for Perpetual Maintenance.
BACKGROUND
Staff is in the process of reviewing and closing out projects that were completed in the past years, but not
previously accepted via Council action. At this time the city has been maintaining the infrastructure
completed as part of this subdivision for several years and any corrections by the developer have been
completed.
Public improvements installed as part of Bella Vista 4th Addition, City Project 469, included streets,
sanitary sewer, watermain and storm sewer. This subdivision was completed during the 2016 construction
season, with the wear course paved in 2017. WSB & Associates, Inc., the City’s inspector for the project,
submitted a letter on October 19, 2020 that indicates all work is in alignment with the specifications and
standards, and recommends acceptance of the public improvements.
RECOMMENDATION
Upon City acceptance of the work, the public improvements constructed in Bella Vista 4th Addition, City
Project 469, shall become City property per the subdivision agreement. Staff recommends that City
Council adopt the resolution accepting the improvements for perpetual maintenance.

A RESOLUTION ACCEPTING PUBLIC IMPROVEMENT
FOR BELLA VISTA 4TH ADDITION
CITY PROJECT 469
WHEREAS, the developer has submitted documentation for City acceptance of the public
improvements, and;
WHEREAS, the City received a letter from WSB & Associates, Inc. confirming the public
improvements were installed in accordance with the approved plans and specifications and finds the
improvements acceptable, and;
WHEREAS, the developer has prepared final close out documents as necessary.
BE IT RESOLVED, by the City Council of the City of Rosemount, Minnesota. The work completed
under said agreement is hereby accepted for perpetual maintenance and ownership.
ADOPTED this 20th day of September, 2022.

The City of Rosemount is in the process of closing out and accepting the street and utility
improvements for the Bella Vista 4th Addition Street and Utility Construction Project.
The improvements consisted of sanitary sewer extension, watermain extension, storm sewer
improvements and street construction of Aulden Avenue within the Bella Vista 4th Addition single
family residential subdivision. The 14-lot development was proposed by Lennar and designed by
Westwood Professional Services. The improvements were designed and inspected by WSB in
accordance with the City’s Standard Specifications and Engineering Guidelines. The public
improvements were constructed by SR Weidema, Inc. from April 2016 to June 2016.
WSB recommends approval and acceptance of the street and utility improvements.
