RECOMMENDED ACTION: Motion to adopt a resolution approving a plat correction of
Amber Fields Fifth Addition, subject to conditions.
BACKGROUND
The City has received a request form Alliant Engineering, the consultant working on the Amber Fields
development, for a correction to the Amber Fields Fifth Addition plat that was approved my Council
earlier in 2022. The Rosemount Subdivision Regulations allow for plat corrections if the following
conditions are met:
1. When a survey or description of a parcel or lot has been found to be inadequate to describe the
actual boundaries, approval of a corrective plat may be requested.
2. This type of subdivision creates no new lots or streets.
3. The proposed corrective subdivision, in sketch plan form, along with a letter signed by both
property owners agreeing to the new subdivision, shall be submitted to the council for approval.
4. The proposed lots shall not cause any portion of the existing lots, parcel, or existing buildings to be
in violation of this regulation or the zoning code.
No hearing or commission review is necessary if the conditions listed above are met. The proposed
correction changes the description of the distance of the front and rear parcel boundaries of Lot 10, Block
1 of the attached plat from 44.17 feet to 49.08 feet and 48.21 feet. The actual dimensions of the parcel
remain the same.
The Ordinance requires that a letter signed by the property owner(s) agreeing to the correction, therefore a
condition of approval within the attached resolution is that a signed letter be submitted as well as a signed
copy of the Surveyor’s Certificate of Plat Correction.
RECOMMENDATION
Staff finds the request to be in conformance with the City’s subdivision regulations and recommends
approval subject to the conditions of the attached resolution.

RESOLUTION 2022 -
A RESOLUTION APPROVING THE LAND SURVEYOR’S CERTIFICATE OF PLAT
CORRECTION FOR AMBER FIELDS FIFTH ADDITION
WHEREAS, the Community Development Department of the City of Rosemount received a
request from Alliant Engineering, Inc. (Alliant) requesting a plat correction concerning the
description of boundaries of the property legally described as Lot 10, Block 1, Amber Fields Fifth
Addition, Dakota County, Minnesota; and
WHEREAS, Alliant prepared Amber Fields Fifth Addition dated September 15th, 202022 and filed on
October 4th, 2022; and
WHEREAS, Peter Goers, surveyor for Alliant, has discovered an error in the description of the
southeasterly and northeasterly lines of Lot 10, Block 1 and has prepared a Land Surveyor’s Certificate of
Plat Correction to resolve the error; and
WHEREAS, staff finds the proposed plat correction is minor in nature and does not affect any public
property nor the function or code compliance of the Amber Fields neighborhood, and
WHEREAS, on November 1, 2022, the City Council of the City of Rosemount reviewed the
application and staff’s recommendation.
NOW, THEREFORE, BE IT RESOLVED, the Council of the City of Rosemount hereby
approves the Land Surveyor’s Certificate of Plat Correction for Amber Fields Fifth Addition, subject
to the following:
1. A letter signed by the property owner approving the correction shall be submitted.
2. A signed copy of the Land Surveyor’s Certificate of Plat Correction shall be submitted for
execution.
ADOPTED this 1st day of November, 2022, by the City Council of the City of Rosemount.

LAND SURVEYOR’S CERTIFICATE OF PLAT CORRECTION
Pursuant to the provisions of Minnesota Statutes, Section 505.174, I, Peter Goers, a duly Licensed Land
Surveyor in and for the State of Minnesota declare as follows:
1. That I prepared the plat of AMBER FIELDS FIFTH ADDITION, dated September 15, 2022 and filed on
October 4, 2022 in the Office of the County Recorder, Dakota County, Minnesota, as Document No.
3561133.
2. That said plat contains errors, omissions, or defects described in particular as follows:
· The southeasterly line of Lot 10, Block 1 is incorrectly labeled with a dimension of 44.17 feet
· The northwesterly line of Lot 10, Block 1 is incorrectly labeled with a dimension of 44.17 feet
3. That said plat is hereby corrected in particular as follows:
· The southeasterly line of Lot 10, Block 1 has a dimension of 49.08 feet
· The northwesterly line of Lot 10, Block 1 has a dimension of 48.21 feet
I hereby certify that this Surveyor’s Certificate of Plat Correction was prepared by me or under my direct
supervision and that I am a duly Licensed Land Surveyor under the laws of the State of Minnesota.
